Area and Zoning

It is not sufficient to understand the platting of our local subdivision. The Zoning in the surrounding area can play an important part in our future environment - traffic, for example.
This is the Jefferson County zoning map for this area:

Perhaps the most significant area whose zoning has the potential to effect our quality of life is in Blocks C and D of the original 1919 Cragmont subdivision. A look at the Jeffco Assessor's web site indicates some changes to the ownership of Block D.

Parcels in green are owned by Colorado Mountain Properties (Ron Lewis) or by Lewis or a relative. Parcels in blue are owned by:

NORTHSTAR BANK OF COLORADO

06654 TIMBERLAND RD
HIGHLANDS RANCH CO 80130

The owners of the other parcels can be determined by using the Jeffco Assessor's system: http://ats.jeffco.us/ats/splash.do Use the AIN/Parcel ID - this is the 10 digit number on the parcel on the map above. You can a also click on a Parcel on the jMap.

The recently (1990+) built homes are surrounded by large tracts of land, not just the Lewis or Northstar Bank tracts. Perhaps the next most important is the Lewis tract including our access easement. If this tract is subdivided the impact on Berry Bush will be significant and CEHOA Boards should monitor this situation closely. The fourth tract surrounding our homes is the Berrian Trust land. This appears to be planned for large Parcels, but should be monitored.
